Terms of Use
Effective September 30, 2026
These terms apply to your use of Four Times Rent at fourtimesrent.org (the "site"), operated by Jainchell Oil Company, a Texas company ("we," "us"). By using the site you agree to these terms and to our Privacy Policy. If you don't agree, please don't use the site.
1. What the site provides
The site compares pay with a housing-based living wage standard: a month of full-time work (160 hours) should take home at least four times the cost of housing for one person in the county where the work is done. It also offers pay alerts, printable reports, anonymous pay reporting, a list of employers that meet the standard, and a gig work log. The standard is a benchmark we publish. It is not a legal minimum wage.
2. Information only, not advice
All figures are estimates built from public data and the information you enter. Housing costs come from U.S. Department of Housing and Urban Development figures, which sit below true median rents. Tax figures are modeled estimates for a single filer. Nothing on the site is legal, tax, financial or employment advice, and no figure is a promise of what any employer will pay. Check important decisions with a qualified professional.
3. Eligibility and accounts
You must be at least 18 to use the site. You sign in with a link sent to your email; keep access to your email secure, because anyone who can open your sign-in links can use your account. One account per person. You're responsible for activity on your account.
4. Pay reports and other content you submit
When you report pay, you confirm that:
- it is your own pay, from a job you hold or held within the past two years;
- it is accurate to the best of your knowledge; and
- you are not reporting on someone else's behalf or trying to raise or lower an employer's figures.
You keep ownership of what you submit. You give us a non-exclusive, royalty-free, worldwide license to store it, combine it with other reports, and publish it in anonymous totals, including after you delete your account where the totals no longer identify you. We never publish an individual pay report. We may remove reports or accounts we reasonably believe are false, duplicated or abusive.
5. The employer list
An employer appears on the list when at least five workers have reported pay for that employer in a county and the middle reported figure meets the county's standard for the current data version. The list reflects what workers have reported. We don't verify individual reports, the list is not an endorsement or certification by us, and an employer's absence means nothing about its pay. Employers can't pay to be listed or removed.
Disputes: an employer or anyone else who believes a listing is wrong can email support@fourtimesrent.org with details. We'll review it and may correct, suspend or remove a listing or reports.
6. Printable reports
A report reflects the figures you entered and the data version on the date it was made. Anyone with a report's verification link can view the figures on it, so share it only with people you choose. Altering a report and presenting it as genuine is not allowed.
7. Acceptable use
Don't: submit false information; create multiple accounts to get around limits; scrape or bulk-download the site, or overload it; try to identify the people behind anonymous reports; interfere with the site's security; or use the site to harass anyone or break the law.
8. Citing the standard
You're welcome to quote, cite and share the standard and the results you get from the site, including in news stories, research and advocacy, with credit to "Four Times Rent (fourtimesrent.org)." The site's design, text and code otherwise belong to us. The public data we use belongs to its sources.
9. Disclaimers
The site is provided "as is" and "as available," without warranties of any kind, express or implied, including accuracy, fitness for a particular purpose and non-infringement. We don't guarantee the site will be uninterrupted or error-free, or that data is complete or current.
10. Limitation of liability
To the fullest extent the law allows, we are not liable for any indirect, incidental, special, consequential or punitive damages, or for lost wages, profits or opportunities, arising from your use of the site. Our total liability for any claim relating to the site is limited to $100. Some places don't allow these limits, so they may not all apply to you.
11. Indemnity
If you submit false information or misuse the site and a third party brings a claim against us as a result, you agree to cover our reasonable costs of that claim, including legal fees.
12. Ending use
You can stop using the site and delete your account at any time. We may suspend or end access for anyone who breaks these terms, and we may change or discontinue features.
13. Changes to these terms
We may update these terms. We'll post the new version here with a new effective date and, for material changes, email account holders. Continuing to use the site after a change means you accept it.
14. Governing law
These terms are governed by the laws of the State of Texas, without regard to its conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Texas, and you and we consent to their jurisdiction.
